Umbdenstock land use change moves forward to commissioners

On September 21, the Hot Springs County Land Use Planning Commission at the Annex building held a public hearing regarding Jerry and Linda Umbdenstock’s application requesting a land use change for a portion of their property from agricultural to commercial. The property is to allow short-term rental of two guest cabins located along Buffalo Creek Road.

Chairman Adam Estenson opened the public hearing for comments. There were none given. During a discussion with County Planner Bo Bowman, there were several conditions discussed. They were to limit the portion of the property for commercial use to half an acre around the cabins. Second, that solid waste removal would be used. Third, they would register the property to pay for lodging tax. Additionally, a fourth condition was added to define the commercial use of the property solely for short-term rentals and not another type of commercial business. 

It was noted that the cabins use a septic tank, and that water comes from a cistern. The planning commission members went through their checklist. After some discussion, they voted and passed the approval to recommend the application to the Hot Springs County Commissioners. The commissioners will meet on Tuesday, October 4 at 11 a.m. to review the Umbenstock’s application.
